We have told you that Harrowgate is on its way up. The neighborhood surrounding the Tioga El Stop is attracting artists and creative companies to work in converted warehouses and former industrial buildings. We covered plans to convert an old school into 29 residential units and offices at the beginning of June. Just last week, we wrote about the J Street Lofts, an old dye works factory that was recently converted into 39 luxury residential units.

Just next door to the J Street Lofts at 3450 J St., a new building will rise. Stronghold Development & Construction, the team behind the J Street Lofts and the school conversion project, is erecting a ground-up, mixed-use building. The structure will rise 5-stories and will include 24 residential units and ground floor retail space.

This lot was legally attached to the J St. Lofts building at the time of purchase. The owner of the property was able to get the parcel subdivided for the project. The new building will be built on the northern section of the property, where a small one-story garage once stood. New construction permits were pulled in July, and the project is already well underway. A large hole has been dug and it looks like the foundation will be poured soon.

We are excited to see a new construction project in Harrowgate. There have been several conversions and renovations in the neighborhood, but we cannot think of a ground-up, market-rate, multi-family or mixed-use project in Harrowgate.

We appreciate the modern design of the building and its large glass windows. We think it will contrast nicely with the J Street Lofts building and think it will be eye-catching on the corner of Tioga St. and J St. We imagine the interior of the building will be high-end as Stronghold Development tends to create quality spaces.

How do you feel about this project? Would you like to live in a new construction building in Harrowgate? It is definitely transit accessible with the El being a block away. There is also a public pool across the street.
